Ranking Methodology™
RequiredHow GOAT Scores™ and Living Scores™ are calculated and why rankings change.
Last Updated: July 2026
1. Overview
The GOAT Score™ is the platform's comprehensive property quality score, calculated continuously from verified resident review data. Rankings reflect real resident experiences—not advertising, star ratings, or paid placement. A property cannot purchase a higher ranking.
2. Score Components
The GOAT Score™ is composed of several weighted components:
- Resident Confidence™: Renewal intent and recommendation likelihood
- Maintenance Score™: Response times and resolution quality
- Management Score™: Communication quality and professionalism
- Noise Score™: Resident-perceived noise levels
- Safety Score™: Resident-perceived safety
- Value Score™: Value for money relative to rent
- Amenities, Cleanliness, Parking, and Move-out experience
3. How Scores Are Calculated
Scores are calculated from verified resident reviews using a weighted formula. Each category is scored 0-100 based on resident ratings. The GOAT Score™ is a composite weighted average that emphasizes the factors most predictive of resident satisfaction, particularly renewal intent and recommendation likelihood.
4. Minimum Data Thresholds
A property must have a minimum number of verified reviews to receive a public GOAT Score™. This threshold ensures statistical reliability. Properties below the threshold are listed but do not receive a score or ranking.
5. Verification
Only reviews from verified residents are included in score calculations. Verification confirms that the reviewer actually lived at the property through lease verification or property invitation.
6. Why Rankings Change
Rankings update continuously as new reviews are submitted. A property's rank may rise or fall based on recent resident experiences. Older reviews carry slightly less weight over time, ensuring that rankings reflect current conditions. Performance flags and probation status also affect rankings.
7. Rankings Cannot Be Purchased
GOAT Scores™ and rankings are based solely on verified resident data. Paying for a subscription, advertising, or featured placement does not influence scores or rankings. Sponsored placements are always clearly labeled and do not affect organic rankings.
